A planning application has been submitted for ‘The Press Works’, our landmark residential development in Sutton, comprising 312 Build to Rent and 195 co-living homes located directly opposite Sutton train station. Subject to approval, development work is scheduled to commence on site in 2026.
The redevelopment will retain and repurpose 56% of the existing structure. Significant embodied carbon savings and a fabric-first approach to reducing operational emissions will deliver one of the UK’s most sustainable residential buildings, achieving BREEAM Outstanding, Fitwel 3* and WiredScore Platinum ratings.
The scheme is targeting to provide 35% of the homes designated as affordable housing, all of which will be situated within the Build to Rent element, comprising 43% of the Build to Rent proportion. In addition to gyms, children’s play areas, residents’ lounges, co-working and dining spaces, the ground floor will provide a dedicated community hub for use by local residents, charities and community groups at a subsidised rate.
We are also working closely with Network Rail and local charity Sutton Women’s Centre, to deliver off site public realm improvements which will significantly and permanently improve the journey of pedestrians moving between the station and The Press Works. The plans will see the space opened up with enhanced visibility and CCTV coverage, new paving and street lighting, and the installation of new public art.
The Press Works name celebrates the heritage of the site as home to multiple publishing firms and local history relating to Jose Glover, Rector of Sutton in the 1600s, who was an early pioneer of the printing press.
