Press Works will be an exemplar BTR and Co-living scheme which will achieve BREEAM Outstanding and Fitwel 3*.

The site was acquired on an subject to planning basis in September 2022.

A planning application was submitted in March 2025 for 312 BTR units and 195 co-living units with associated Class E and residential amenity. The BTR and Co-living elements are separate and can be operated independently. 

The construction works will commence in Q4 2025.

• 312 BTR units, 195 Co-living units and 300sqm of Class E Co-working 
• Best located BTR / Co-living asset in Sutton located adjacent to Sutton Station (PTAL 6a) 
• Retrofit first approach with c.56% retention of the existing structure significantly reducing embodied carbon 
• One of London’s most sustainable BTR projects; achieving BREEAM Outstanding, Fitwel 3* and WiredScore Platinum accreditation  
• 2.6sqm (BTR) and 3.5sqm (Co-living) of high-quality internal amenity per unit 
• Completed scheme will have a combined GDV of c.£250m 
• Opening expected in Q3 2028
